Chris co-founded Action in 2003 and guides business strategy for the company. His operational focus is on customer service, and his passion is driving innovation throughout the business by applying creativity and the use of technology to improve processes. His goal is to deliver ever-increasing value to clients and simplify and streamline workflows for employees to sustain high employee engagement and arm them to perform their best work for clients. Chris studied at Montclair State University.

Scott oversees the company’s search and production operations. Since co-founding the company in 2003, Scott has committed to striving for excellence in every company-client encounter. This includes building a culture that puts the client first and seeks to be dynamic, charting new directions in the industry by streamlining processes through creativity and technology to deliver better value faster while operating more efficiently. Scott studied at Monmouth College.

Sarel joined Action Title in January of 2022. Sarel brings a wealth of technology development expertise with skills in Agile software development and leading technology teams to transform markets digitally, creating value for customers and shareholders. Sarel’s domain expertise extends to automating core business processes. Before Action, Sarel served as SVP of Marketing, with product responsibility at Magna life Settlements, Director of Technology at Skip Barber Racing, and Chief Technology Officer at ArroHealth. Sarel holds a bachelor’s degree from the College of Management Academic Studies in Economics and Finance, focusing on Information Systems.

Pat Downing
Chief Software Architect
Pat is a seasoned tech executive with over 30 years’ experience in both public and private companies. Before joining Action, Mr. Downing served as the CTO at FirstClose where he successfully implemented agile processes, established a QA department and practice, stabilized the core product and guided the architecture and delivery of a lead gen product. Prior to FirstClose, Pat was the CTO at a mobile financial services company, Fintiv. There he successfully launched Fintiv’s cloud infrastructure at Amazon, migrated away from traditional legacy data centers, drove the agile development process to deliver on the next generation of mobile payment platform and merged acquired technologies and infrastructure. Pat also led Global Technology Operations which included product deployments in the US, Germany, Singapore and Taiwan. Prior to joining Fintiv in 2013, Pat served as VP of Technology Operations at companies like AllClearID where he delivered their SaaS infrastructure and Operations, Dunn and Bradstreet’s listing services companies (exp. Hoovers and Selectory) supporting an online transaction rate of more than three million transactions per day and IBM/Tivoli Systems where he led the North American Technology Operations and Global Infrastructure groups. Pat finds joy in building things, is an avid racquetball player, enjoys fishing, friends and just being outdoors. Pat is excited about joining Action Title Research with the opportunity to grow the technology team, systems and service that will enable explosive growth at ATR.

Kirill Gordeitchik
Chief Financial Officer
Kirill joined Action in 2022 and is responsible for executing the company’s M&A strategy and working with functional teams across the organization to develop forecasts and analyses to inform investment and other key strategic decisions. Previously Kirill was the Director of M&A and Strategy at AmTrust Financial, the country’s 3rd largest workers’ compensation underwriter. Before AmTrust, Kirill worked in Investment Banking at Houlihan Lokey. Kirill graduated from Lehigh University with a B.S. in Analytical Finance.

Brandi L. Kinsey
Executive Vice President
Brandi joined Action Title Research in 2017 following the acquisition of her company, Central Property Search, where she was co-owner and President for 27 years. She brings extensive title search experience to her role, including deep knowledge of Pennsylvania land title search, insurance-related issues, and leading teams towards success. Brandi quickly assimilated into the Action team sharing her knowledge and expertise, collaborating to deliver better solutions while building relationships with clients and industry partners.

Wendy Bones
Human Resources Administrator
Ms Bones joined the Action team in April of 2021 as our Human Resources and Payroll Administrator. She has played a key role in advancing Action Title Research’s maturity in HR systems and its Benefit programs. As the company scaled in size, Ms Bones’s efforts have made the company appealing to prospective and current employees, and through her employee engagement activities, Wendy has contributed greatly to a culture that values achievement and high respect for the individual. She was instrumental in helping on-board two acquisitions making the transition for employees seamless.

Malinda Clicker-Poczynok
Executive Vice President, Operations
Malinda joined Action in October 2020 and leads the company’s search operations and contributes heavily to channel partnerships and fostering, and as an example, living, the client-facing culture that Action is well known for. In addition, her experience extends to building, testing, and innovating search solutions to deliver better value to clients and improve the workflow of searchers. Before joining Action, Malinda held leadership positions with American Financial Corp and Charles Jones, including serving 12 years as the New Jersey Division Manager. Malinda graduated from Penn State with a B.A. degree in Political Science.

Joseph Sanfilippo, Esq.
Vice President, Title Operations and Strategy
Mr. Sanfilippo joined Action Title Research in October 2022. Before joining Action Title Research, Joe led Legal Title Services, LLC, a title search company serving Connecticut. Joe served as both an executive and an attorney. He has over 37 years of experience in real estate-related matters involving residential and commercial titles and issues regarding foreclosure, bankruptcy, probate, zoning, and common interest communities. Joe also provides expert testimony and counsel concerning complex title issues and property disputes in litigation. In addition, he is well versed in the Connecticut General Statutes and Standards Title and other related Public Acts regarding real estate. Joe earned his Bachelor of Arts from Hartwick College and Juris Doctor from the University of Bridgeport School of Law, now known as Quinnipiac College School of Law. He is admitted to the Connecticut Bar and United States District Court. He is a member of the Connecticut Bar Association and serves as an Executive Committee member for the Real Property Section of the Connecticut Bar. Joe has instructed multiple courses in the title examination process and the issues regarding title, presented public and private seminars in title searching, municipal department searching, and the real estate closing process, and regularly provides training and counsel in all title-related matters.

Joe Astorina
Director of Operations, New Jersey and Pennsylvania Business Groups
Joe joined Action in 2004 as an entry-level searcher and has progressively taken on more responsibility in search and operations. In his current role, Joe is responsible for all aspects of the company’s New Jersey and Pennsylvania business unit’s strategy, staffing, and operations, including assisting in revenue generation. In addition, as Joe is well-versed in Action’s technology and workflow processes, he provides technical support to production personnel, identifies new business opportunities for the company, and assists in corporate strategy.

Lynne Salani
Vice President Exam Production
Lynne is the Vice President of Exam Production. Having come up the ranks in the title industry from Examiner to Director of Operations and eventually to Vice President, Lynne brings several decades of expert title knowledge and business acumen to Action Title Research. Lynne has worked with some of the best minds in the title industry over the years, and through her hard work and attention to detail, ultimately became known as one herself. When approached to create a technical system specializing in title insurance, Lynne jumped at the opportunity. Her knowledge and experience were and are pivotal in the creation and progression of the Action Enterprise System, the application which governs the lifecycle and processing flow of every order Action receives. By fine-tuning the entire workflow from order entry right through to delivery, AES offers a user-friendly and optimized experience for the examination and processing of title insurance matters. Lynne continues to innovate for Action, working on any given day as a production manager, expert title examiner, and product designer for new AES features simultaneously. She is fluent in both NJ and PA title matters, and works tirelessly to improve an already excellent system to meet every specification. Ever ready to assist Action's personnel and its clients, Lynne is 'all in' with her approach to Action Title Research, and to the title industry as a whole.

Director
Bob is Co-Founder and Managing Partner of Strattam Capital. He serves as Chairman of the Investment Committee and as a member of a number of technology company boards. Previously, he worked at Oak Hill Capital Partners, GCC Investments, and Morgan Stanley. He earned his B.S.E., summa cum laude, at Princeton University and his MBA at Stanford Graduate School of Business, where he was an Arjay Miller Scholar. He also serves on the boards of AustinPBS and the University of Texas HMTF Center For Private Equity Finance. He lives in Austin.

Jonathan joined Strattam Capital in 2021 and currently is a Principal focused on deal-sourcing, new investment activity, and portfolio company oversight. Previously, Mr. Busch worked as a Principal at HighBar Partners, a Bay Area-based private equity firm, where he focused on operationally engaged enterprise and infrastructure software investments. Jonathan earned his A.B. cum laude in Economics from Harvard University and his M.B.A. with honors from The Wharton School at the University of Pennsylvania, where he graduated as a Palmer Scholar.

Debra is an accomplished Chief Technology Officer and active board member who is skilled in bringing customer-centric, agile disciplines to product development teams and throughout a company’s culture. Ms. Danielson served for nearly three years as Digital Guardian’s CTO, a leading data loss prevention software company. Prior to that Debra served for 30 years at CA Associates, 13 years of which were as a Distinguished Engineer and Senior Vice President, including SVP of M&A Strategy.
